India's Rise: Ranking Sixth Globally in the Thriving Market of Live Branded Residence Developments

India's prominence in the global branded residences market is on the rise, with the country securing the 6th position worldwide in live projects. This represents a 4% contribution to the global supply of branded residences. Furthermore, India holds the 10th rank globally in the pipeline of upcoming branded residential projects, accounting for 2% of the future supply among the 83 countries surveyed.

Knight Frank's "The Residence Report 2025" highlights this growth, noting a significant increase in branded residence schemes, from 169 in 2011 to 611 in 2025. The report projects the number of units to rise from just over 27,000 to more than 162,000 by 2030.

Several factors contribute to India's growing presence in this sector. In 2024, the country was home to nearly 85,698 individuals with a net worth exceeding $10 million, representing 3.7% of the global high-net-worth population. This expanding affluent base fuels the demand for branded residences that blend global brand prestige with culturally attuned design and world-class amenities.

Mumbai, Delhi-NCR, Bengaluru, and Pune lead India's branded residence landscape. However, emerging locations like Goa and Uttarakhand are also gaining traction as lifestyle and second-home destinations. Mumbai, in particular, stands out due to its high concentration of wealthy buyers and increasing demand for luxury experiences. Neighborhoods such as Worli, Lower Parel, Bandra-Kurla Complex (BKC), and Mahalaxmi are prime locations for branded residential projects.

Hotel brands continue to dominate the branded residences segment, accounting for 83% of existing schemes. While this share is expected to dip slightly, it will likely remain around 80% in the future. However, the pipeline indicates a growing preference for independent residential projects under luxury brands.

Liam Bailey, Global Head of Research at Knight Frank, notes the strong, sustained growth of the branded residences sector, with momentum accelerating since 2023. This is fueled by growing demand for branded living and developers' appetite for premium positioning.

The global center of branded residence development is gradually shifting eastward, with Asia-Pacific markets like India and Thailand, as well as the Middle East, gaining ground. While the United States remains the largest market, its share of pipeline projects is declining, and the Middle East is expanding rapidly, particularly in the UAE and Saudi Arabia.

He points out that India represents one of the most significant pools of future demand for branded living, blending international brand prestige with culturally nuanced design and services to appeal to buyers seeking exclusivity, security, and a global lifestyle.
