Dharma Productions Expands Footprint with New Mumbai Office
Mumbai, India – Dharma Productions, the prominent Bollywood film production house founded by Karan Johar, has leased a new office space in Mumbai's Andheri West. This move signals the company's ongoing growth and commitment to strengthening its presence in the heart of the Indian film industry. The lease, registered in September 2025, is for a four-year term.
The new office is located in the Signature by Lotus Developers in Andheri West, a sought-after commercial complex. The leased space covers 5,500 square feet and is situated on the eighth floor. The office provides modern infrastructure to support Dharma Productions' administrative, creative, and production functions.
The lease agreement starts with a monthly rent of ₹15 lakh, with a 5% annual increase. By the final year of the lease, the monthly rent is projected to be ₹17.36 lakh. The total rent payable over the four-year lease is estimated to be ₹7.75 crores. Dharma Productions has also provided a security deposit of ₹1 crore. The company paid ₹2.04 lakh in stamp duty for the transaction.
Industry experts suggest that this move signals Dharma Productions' commitment to Mumbai's commercial real estate. Securing a premium office space in a strategic location like Andheri West allows the production house to manage its operations efficiently and stay connected to the city's business ecosystem. The leasing of this office reflects the trend of film and media companies opting for modern, well-located commercial spaces to support their operations.
Andheri West is a prominent real estate hub in Mumbai, offering connectivity through road, rail, and metro networks. Its proximity to the Chhatrapati Shivaji Maharaj International Airport and key business hubs like Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel makes it a preferred choice for corporate offices.
Other Bollywood personalities have also invested in Signature by Lotus, including Kartik Aaryan, Ajay Devgn and Kajol, Amitabh Bachchan, Sara Ali Khan, and Manoj Bajpayee.
Dharma Productions has been instrumental in launching the careers of actors such as Alia Bhatt, Varun Dhawan, and Sidharth Malhotra. Recent productions include Rocky Aur Rani Ki Prem Kahani and Brahmāstra: Part One – Shiva. In 2024, Karan Johar sold a 50% stake in Dharma Productions to Adar Poonawalla through his company Serene Productions, in a deal worth ₹1000 crore.
