Virat Kohli and Anushka Sharma have expanded their real estate portfolio with the purchase of two plots of land in Alibaug, a coastal town near Mumbai, for ₹37.86 crore. The acquisition, registered on January 13, 2026, marks their second investment in the area, with the couple having previously purchased an 8-acre plot in 2022 where they've since built a luxury villa.
The newly acquired land spans over 5.19 acres and comprises two adjacent plots in Zirad village, close to Awas Beach in the Raigad district. One plot measures approximately 3.6 acres, while the other covers 1.55 acres. Documents accessed through CRE Matrix, a real estate data analytics platform, indicate that the couple paid a stamp duty of ₹2.27 crore for the transaction. The seller in the transaction is Sonali Amit Rajput, with Samira Land Assets Private Limited listed as the confirming party.
Alibaug has become an increasingly popular destination for high-end residential properties, attracting notable individuals and families seeking a retreat from the city. The town's appeal lies in its proximity to Mumbai and enhanced connectivity, transforming it into a premium residential market.
Abhishek Kiran Gupta, CEO of CRE Matrix, noted that Virat Kohli and Anushka Sharma's investment is a "celebrity signal" moment, suggesting that such high-profile deals often reset local land value benchmarks. He further emphasized the seriousness of the transaction, as confirmed by the significant stamp duty outlay.
The couple's existing luxury villa in Alibaug, acquired in 2022 for ₹19 crore, features amenities such as a temperature-controlled swimming pool, jacuzzi, four bathrooms, a bespoke kitchen, a spacious garden, and a fully-customized kitchen. This earlier investment underscores their confidence in Alibaug's potential as a prime real estate location.
Local brokers estimate apartment capital values in Alibaug to range between ₹15,000 and ₹17,000 per square foot, while land prices vary based on zoning regulations. Agricultural plots are priced at ₹3–5 crore per acre, whereas non-agricultural land commands ₹8–10 crore per acre. Virat and Anushka's recent purchase further solidifies Alibaug's position as a sought-after destination for luxury homes and investments.
