Gurugram-based realty player AIPL has launched its new ultra-premium residential project, Riviera, located within AIPL Lake City in Sector 103 along the Dwarka Expressway. The project, with a development cost of ₹1,500 crore, aims to redefine luxury living in Gurugram.
Riviera is planned as a premium community within the larger AIPL Lake City township. It targets buyers who value high-quality construction and fine living standards. The design emphasizes modern architecture with open spaces and abundant natural light. The project is spread across 5.14 acres in Phase 1 of AIPL Lake City and has an estimated revenue potential of ₹1,500 crore. Riviera features two high-rise towers of 43 floors, offering a blend of nature-centric design and modern conveniences with 3- and 4-BHK units.
AIPL Lake City is strategically located along the Dwarka Expressway, one of the NCR's most sought-after corridors, providing connectivity to key urban hubs. The location offers direct access to the Dwarka Expressway, improving connectivity between Delhi and Gurugram, and proximity to the upcoming Diplomatic Enclave, schools, hospitals, and commercial centers.
The development is planned as a low-density, ultra-premium gated community with 80% open spaces, seamless pedestrian movement, and thoughtfully designed wellness, leisure, and multi-generational community zones. AIPL is also collaborating with GMDA and MCG to upgrade and maintain local infrastructure as part of its long-term vision. The project has provisions for future expansion and has received IGBC Platinum Pre-Certification, reflecting AIPL's commitment to sustainable, responsible luxury living.
Riviera offers high-end amenities, including a clubhouse with premium facilities, a swimming pool and fitness center, landscaped gardens, jogging tracks, wellness zones, smart security systems, and high-quality interiors and finishes. The development also provides expansive open spaces, wellness zones, sports facilities, and a serene Central Lake. Sustainability is emphasized through climate-responsive designs, solar-powered common areas, and on-site organic waste processing.

AIPL has partnered with top global and Indian consultants, including Morphogenesis, Aspect Studios, and Blink Design Group.
