A joint team consisting of forest department and Brihanmumbai Municipal Corporation (BMC) officials conducted an inspection of actor Shah Rukh Khan's residence, Mannat, located in Bandra, on Friday, June 20, 2025. This inspection was prompted by a complaint alleging violations of Coastal Regulation Zone (CRZ) norms during ongoing renovation work at the property.
The property in question comprises two structures: Mannat, recognized as a heritage building, and an adjacent multi-story annex. According to sources, Shah Rukh Khan and his family have temporarily relocated to a nearby residence due to the ongoing renovation work. During the inspection, BMC officials were met by Khan's staff, who assured them that all relevant documents pertaining to the permissions obtained for the renovation would be submitted.
Pooja Dadlani, Khan's manager, addressed the situation, stating, "There are no complaints. All work is going on as per guidelines." She confirmed that the property is undergoing renovation and that necessary clearances were previously obtained from the Maharashtra Coastal Zone Management Authority (MCZMA). The renovation plans include the addition of two additional floors to the annex structure.
A forest department official commented on the matter, saying, "A team did carry out a site inspection as we received a complaint about renovation permissions. A report will be prepared based on the findings and submitted soon." Another official present during the inspection noted that the staff on-site indicated their intention to provide all documents related to the permissions granted for the renovation.
BMC officials from the H-West ward building and factory department, along with officials from the building proposal department, accompanied the forest team during the inspection. A BMC official clarified their role, stating, "Our officials were accompanying the team, based on a request by the forest department. We had no other role."
The complaint that triggered the inspection was filed by activist Santosh Daundkar, who raised concerns regarding the construction activities at Mannat. Further adding to the complexity, former IPS officer and lawyer Y P Singh alleged that Mannat originally consisted of a main heritage building named Villa Vienna, as per heritage regulations. Singh claimed that the building's name was later changed to Mannat. He further stated that in 2005, a seven-story extension was constructed behind the heritage bungalow. According to Singh, to overcome hurdles posed by the Urban Land Ceiling Act, the owners, Shah Rukh Khan and Gauri Khan, obtained approval from the BMC for 12 small independent flats.
The annex, where the primary residence of the Khan family is located, is a modern six-story structure with two basement levels, situated next to the colonial-style bungalow built in 1914, which is a Grade III heritage building. The entire property spans over 2,091.38 square meters and offers views of the Arabian Sea. Records indicate that Gauri Khan submitted an application to the MCZMA on November 9, 2023, seeking permission to construct the seventh and eighth floors on top of the existing annex, with an estimated project cost of ₹25 crore.
It is important to note that this isn't the first time Mannat has faced scrutiny regarding construction regulations. In 2016, Shah Rukh Khan was fined by the BMC for constructing an illegal ramp outside his bungalow, which was later demolished.
