In Mumbai's bustling real estate market, actor Hrithik Roshan and his filmmaker father, Rakesh Roshan, have reportedly sold three residential apartments in the Andheri West area for a combined sum of ₹6.75 crore. Documents pertaining to the property transactions, which were registered in May 2025, were reviewed by Square Yards, a real estate platform. These documents are accessible on the Maharashtra government's property registration website.
According to these documents, Rakesh Roshan sold two apartments, while Hrithik Roshan sold one. The most valuable transaction involved a 1,025 sq ft apartment in Veejays Niwas CHS Limited, sold by Rakesh Roshan for ₹3.75 crore. This property included two parking spaces. The sale incurred a stamp duty of ₹18.75 lakh and registration charges of ₹30,000. The apartment was purchased by Sonali Ajmera, and the transaction was officially registered on May 25.
The second property, also owned by Rakesh Roshan, was located in Raheja Classique, Andheri West. This 625 sq ft apartment was sold for ₹2.20 crore to Jeevan Bhavanani, Shilpa Wadhwani, and Gaurav Wadhwani. This transaction was registered on May 17, with a stamp duty of ₹13.20 lakh and registration charges of ₹30,000.
Hrithik Roshan sold a 240 sq ft unit, also in Raheja Classique, for ₹80 lakh. This sale involved a stamp duty of ₹4.8 lakh and registration fees of ₹30,000.
These recent transactions are not the Roshans' only forays into the Mumbai real estate market. In January 2025, Hrithik Roshan leased a 2,727 sq ft commercial space in Goregaon, Mumbai, for a monthly rent of ₹5.62 lakh. Furthermore, he renewed the lease for his office space in Kharadi, Pune, at a monthly rent of ₹6.08 lakh. Records from February 2025 indicate that this Pune office space spans 9,209 sq ft.
The properties sold are located in Andheri West, a key real estate market in Mumbai that caters to both commercial and residential demands. Andheri West boasts strong connectivity via road, rail, and metro lines and is located close to the Chhatrapati Shivaji Maharaj International Airport. Its strategic location near major business districts like Bandra Kurla Complex (BKC), SEEPZ and Lower Parel drives demand for both commercial and residential properties.
