Mumbai's real estate scene is buzzing with activity as two of Bollywood's biggest names, Shah Rukh Khan and Aamir Khan, make headlines with their property moves. While Shah Rukh Khan has opted for a temporary rental arrangement due to renovations at his iconic residence, Mannat, Aamir Khan has solidified his presence in the city by purchasing a new apartment. These decisions highlight the diverse approaches celebrities take when it comes to real estate, influenced by factors ranging from lifestyle choices to investment strategies.

Shah Rukh Khan, often referred to as King Khan, is temporarily relocating his family from their landmark bungalow, Mannat, as it undergoes extensive renovations and extensions. To maintain his family's comfort and privacy during this period, he has rented four floors in the upscale Puja Casa building in Bandra's Pali Hill area. The monthly rent for this luxurious arrangement is a staggering ₹24.15 lakh. This strategic move allows the Khan family to continue enjoying a high standard of living without the commitment of purchasing another property. Sources indicate that the renovation work at Mannat is expected to last for approximately two years and includes a long-proposed extension of the bungalow, for which Shah Rukh had obtained court permission. Mannat, being a Grade III heritage structure, requires careful adherence to regulations for any structural changes. The four rented floors will not only accommodate the Khan family but also their security personnel, staff, and some office space. This setup ensures that Shah Rukh can maintain his professional and personal life seamlessly during the renovation period.

In contrast to Shah Rukh's rental decision, Aamir Khan, known for his meticulous approach, has invested in a new apartment in Mumbai's Pali Hill. The property, located in the Bella Vista Apartments, was purchased for ₹9.75 crore. This ready-to-move-in apartment spans approximately 1,027 square feet. The sale agreement was finalized on June 25, with a stamp duty of ₹58.5 lakh and a registration fee of ₹30,000. Aamir Khan already owns several properties in Bella Vista Apartments, as well as in the neighboring Marina Apartments. Interestingly, both Bella Vista and Marina are slated for redevelopment, suggesting a long-term investment perspective from the actor. Apart from his new acquisition and existing properties in Pali Hill, Aamir Khan also owns a massive sea-facing home in Bandra, spread across 5,000 square feet across two floors, a farmhouse in Panchgani, and other properties in Uttar Pradesh. His real estate portfolio reflects a mix of residential and commercial investments, aligning with his reputation for making well-considered decisions.

The contrasting choices of Shah Rukh Khan and Aamir Khan underscore the nuanced nature of real estate decisions in Bollywood. Shah Rukh's rental arrangement offers flexibility and avoids a significant capital investment for a temporary situation. Aamir's purchase, on the other hand, reflects a long-term investment strategy and a desire to consolidate his real estate holdings in a prime Mumbai location. These moves also highlight the broader trend of celebrities investing in luxury properties, driven by lifestyle preferences, security considerations, and the potential for capital appreciation. As Mumbai's real estate market continues to evolve, the decisions of these influential figures offer a glimpse into the factors that shape property trends in the world of Bollywood.
