In a notable real estate transaction, filmmaker Rakesh Roshan, father of Bollywood actor Hrithik Roshan, has sold a 1.09-hectare (approximately 2.7 acres) plot of land in Pune for ₹15 crore. The deal, formalized through a Deed of Conveyance between Roshan and CP Lands LLP, was registered on December 26, 2025.
The land parcel is situated in Lohegaon village, which falls under the Haveli taluka of Pune district. Property documents indicate that a stamp duty of ₹1.05 crore was paid for the transaction. However, another source states that the stamp duty paid was ₹1.5 crore, along with registration charges of ₹30,000. According to real estate analytics firm CRE Matrix, the deal equates to approximately ₹5.5–5.6 crore per acre, aligning with the prevailing land rates in the Lohegaon micro-market.
Lohegaon is recognized as a rapidly developing micro-market in eastern Pune. The specific location of the land is Survey No. 12/6/2, Lohegaon.
This sale is the latest in a string of property transactions involving the Roshan family. In November 2025, Rakesh Roshan and his wife, Pramila, acquired five commercial office units in Mumbai's Andheri area for ₹19.68 crore. Furthermore, HRX Digitech LLP, which includes Hrithik Roshan and Rakesh Roshan, along with Pramila Roshan, collectively purchased 10 office units in Andheri West, Mumbai, for ₹28 crore in the same month. Rakesh Roshan also invested ₹10.90 crore in four compact units at Yura Business Park, Andheri West.
Earlier in May 2025, Rakesh and Hrithik Roshan jointly sold three residential apartments in Andheri for ₹6.75 crore. These apartments, totaling approximately 2,000 sq ft, were located in two separate buildings. One apartment, measuring 1,025 sq ft in Veejays Niwas CHS Limited, was sold for ₹3.75 crore, while another, a 625 sq ft apartment in Raheja Classique, was also part of the transaction.
Pramila Rakesh Roshan also made individual property acquisitions, purchasing properties worth ₹4.85 crore, ₹5.28 crore, and ₹3.43 crore, all including parking spaces. Rakesh Roshan's first property acquisition was valued at ₹3.27 crore, which included two parking spaces.
These recent transactions indicate active participation of the Roshan family in the Mumbai and Pune real estate markets. Andheri West, in particular, is a sought-after commercial destination in Mumbai, offering connectivity and strong social infrastructure.
